These terms cover daneomedia.com and any work DaneOmedia LLC (“DaneOmedia,” “I,” “me”) does for you (“you,” the client). By booking a call, signing up for a system, or buying a listing video, you agree to them. If we sign a separate written agreement, that agreement wins where the two disagree.

What I provide

I build and run lead systems in GoHighLevel for realtors and loan officers, and I offer add-ons like an AI voice receptionist and monthly content. I also film single listing videos. What’s included in each plan is listed on the prices page or in your written proposal.

Setup and monthly fees

Systems have a one-time setup fee and a monthly fee. The setup fee is due before work starts and isn’t refundable once the build begins. Monthly fees are billed in advance each month, starting when your system goes live.

Founding rates apply to the first 3 clients and stay locked in as long as you stay subscribed without a break.

Some costs are billed to you at cost, on top of your plan: texting registration fees, ad spend, voice receptionist minutes, and texts or emails above normal use. I’ll tell you before anything is billed that you weren’t expecting.

Minimum term and cancelling

Systems have a 3-month minimum. After that, they’re month-to-month and you can cancel any time with written notice, including a text or email. Cancelling stops the next billing cycle. There are no partial-month refunds.

If a payment fails and isn’t fixed within 10 days, I may pause your system until it’s paid.

Your data

Your contacts and leads are yours. Hosted systems live in my GoHighLevel agency account, and you get your own login to see every lead and conversation. If you cancel, I’ll export your contacts to you within 14 days, then delete them from my account. I don’t sell your data or use your leads for anything except running your system.

If you choose a client-owned setup, the GoHighLevel account is in your name, you pay GoHighLevel directly, and I only have access while I’m building it or when you give it to me.

Your responsibilities

You’re responsible for your own licensing and advertising rules, including DRE and NMLS disclosures, fair housing, and any rules from your brokerage or lender. I’ll set up compliance pages and texting registration, but you approve all messages, content, and ads before they go out.

You confirm that anyone you import or message has agreed to hear from you. Don’t ask me to text or email lists you bought or scraped.

The AI voice receptionist only answers incoming calls. It does not make outbound calls to leads.

Listing videos and content

Single listing videos are paid in full before or at the shoot. Edits are delivered within 48 hours, and you get every raw file. If the shoot needs to move, give me 24 hours’ notice. Late cancellations may be charged.

You can use your videos and raw files however you want to market yourself and your listings. I may show finished work in my own portfolio and social media unless you ask me not to.

Upgrade credit: if you start a system within 30 days of a listing video, the full price of that video comes off your setup fee.

No guarantees on results

I build systems that answer and follow up with leads fast. I can’t promise a specific number of leads, appointments, closings, or sales, because those depend on your market, your offer, and how you work the leads.

Third-party tools

Your system relies on other companies, including GoHighLevel, phone carriers, Zillow, your LOS, and social platforms. I’m not responsible for their outages, price changes, or rule changes, but I’ll fix what I can on my end when something breaks.

Text messages

If you give DaneOmedia your phone number and agree to receive texts, you may get messages about your inquiry, appointments, and your project. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. See the privacy policy for how your information is handled.

Carriers are not liable for delayed or undelivered messages.

Age requirement

You must be at least 18 years old to use this site, sign up for our services, or opt in to receive text messages from DaneOmedia.

Limits on liability

To the extent the law allows, DaneOmedia isn’t liable for lost profits, lost deals, or indirect damages, and my total liability for any claim is limited to what you paid me in the 3 months before the claim.

Changes

I may update these terms. If I do, I’ll post the new version here with a new effective date. Changes to pricing never apply to a plan you’re already on without telling you first.

Governing law

These terms are governed by California law. Any dispute will be handled in Ventura County, California.
